Most foreign buyers in Georgia end up choosing between two cities: Batumi, the Black Sea resort, and Tbilisi, the capital. Their average gross yields are almost identical, so the real differences lie elsewhere: who rents, in which months, who buys, and what your budget gets you. This comparison uses the latest independent data (Colliers Georgia for August 2026, Global Property Guide for Q3 2026) and current SPG listings.

How to read this: Tbilisi is the larger, mainly domestic market, with faster price growth over the past year. Batumi is smaller, more international and driven by tourism. None of these figures predicts how a specific unit will perform.

Demand: holidaymakers or residents?

Batumi lives from tourism. Georgia recorded 6,856,809 international visitor trips in 2025,S12 and Batumi is one of the country's main seaside destinations. Rental demand peaks in summer, when nightly rates are highest, and is quieter in winter. The city suits short-term and holiday lets, and owners who want to use the apartment themselves for part of the year.

Tbilisi has year-round demand from residents, companies, students and expatriates. It suits long-term letting: fewer changeovers, lighter management and steadier monthly rent, although nightly rates are lower than at Batumi's summer peak.

Buyer mix: international or domestic?

In August 2026, foreigners made 52% of Batumi's apartment transactions, more than Georgian buyers.S14 In Tbilisi, Georgian citizens remained the majority of buyers, and the foreign share was 14% (up from 12% in July).S28

This matters when you sell. In Batumi, your buyer is often another foreigner, so resale depends more on international demand. In Tbilisi, your buyer is more often a local household, so the domestic economy matters more.

Prices and momentum

Batumi's average weighted price for new-build apartments was $1,386 per m² in August 2026, 1.2% higher than a year earlier, while the number of transactions fell 4.3%.S14 In Tbilisi, transactions rose 18.9%. Colliers links this growth to more supply, concentrated mainly in Samgori and Didi Dighomi. New-build prices rose between 10.4% in the suburbs and 16.7% in the center, year on year.S28

One month of data is a snapshot, not a trend. Past price growth does not predict future growth.

Yields: almost the same on paper

Global Property Guide puts average gross rental yields at 7.28% in Batumi and 7.23% in Tbilisi (Q3 2026). By unit size:S13

Unit Batumi Tbilisi
Studio 8.35% 8.03%
1-bedroom 8.08% 7.43%
2-bedroom 6.69% 6.73%
3-bedroom 6.00% 6.93%

These are gross figures, based on asking rents and list prices. As a general rule of thumb, net yields are about 1.5–2 percentage points lower; this is GPG's general note, not a Georgia-specific figure.S13 The real gap between the cities lies in costs and seasonality. A Batumi holiday let can earn more in summer, but it needs more management and stands empty more often in winter. A Tbilisi long let earns less per night, but more consistently. The same rules in both cities

Ownership, registration and tax rules are national, so they don't change with the city:

  • NAPR registration costs GEL 150–350, depending on speed.S2
  • Property tax depends on family income, not nationality. Buildings and apartments are exempt if the family's income in the previous calendar year did not exceed GEL 100,000; above that, the rate is 0.8%–1% of market value a year. Land is taxed regardless of incomeS5.S20
  • Rental income can be taxed at 5% of gross rent under the registered regime, otherwise at 20% of net incomeS4.S6
  • The residency rule applies anywhere in Georgia: since 1 March 2026, a market value above $150,000, set by a certified valuer, allows you to apply for a one-year, renewable permitS7.S9

Which city suits you?

Batumi tends to suit you if you want a holiday home you can also let, you are comfortable with seasonal income and active management, you value sea views and resort amenities, or you want lower entry prices among our current listings.

Tbilisi tends to suit you if you want steadier, year-round long-term rent, a market driven mainly by local demand, a city base for business or study, or less exposure to the tourist season.

Splitting the budget. Some investors buy in both cities: a Batumi studio for summer income and personal use, and a Tbilisi apartment for long-term rent. This spreads seasonal and market risk, at the cost of two sets of fees and two management arrangements.

Five questions to ask before you choose

  1. Will you let short-term, let long-term or use the unit yourself?
  2. What is the net return after management, vacancy and tax?
  3. Who is the likely buyer when you sell, and why?
  4. Does the unit need to clear the residency threshold?
  5. How will you manage it from abroad? See How to buy property in Georgia remotely.
