Who we are

At SPG Real Estate, our team is a bridge between Georgia's property market and investors abroad. From our headquarters in Georgia, we work with trusted partners in Saudi Arabia, the United Arab Emirates, France, Lebanon and beyond.

We believe a good property investment is not just buying a unit. It is the right developer, the right location, the right price and the right strategy for you. That is why we study every opportunity before we present it, and why we tell you about risks, costs and expectations as clearly as we tell you about the upside.

Our mission:to help you invest smarter, and with greater confidence, in Georgia.

Batumi
  • Trust. Long-term relationships built on honesty and credibility.

  • Transparency. Clear information on risks, costs, returns and expectations.

  • Professionalism. We study projects carefully before we recommend them.

  • Long-term value. We focus on property that can create income, growth and resale potential.

The SPG 3-step check

Every project we recommend has passed three assessments first. This is the core of how we work, and the reason we are comfortable putting our name next to a project.

  1. 1. Legal check

We check the legal side of the developer and the project: ownership documents, project registration, construction permits, contract structure, the developer's legal status and any legal risks.

What it means for you:we look for problems before you sign, not after.

  2. 2. Financial check

We study the developer's stability and financial reliability, construction progress against the timeline, delivery capability and ability to complete the project.

What it means for you:when you buy off-plan, the biggest risk is that the developer cannot finish. We look at that first.

  3. 3. Investment check

We analyze location potential, purchase price, rental demand, projected returns, resale value, potential capital growth and how well the project fits your budget.

What it means for you:you choose on real investment value, not on marketing promises.

Our principle: if a project does not pass all three checks, we do not present it to you, however good the brochure looks.

Projected returns are estimates based on developer and market data and are not guaranteed.

From shortlist to rental income: your journey with SPG

You can follow every step from abroad. This is how we work with you, from the first message to renting out your apartment.

  1. Goal call and shortlist. We talk about your budget, your goal (rental income, capital growth, a second home or residency), your payment plan, your risk level and your resale plan. You then receive a shortlist of checked projects that fit.

  2. Live video viewing. Walk through the unit, the view, the building and the street on a live video call. For an off-plan project, see the site as it is today.

  3. 3-step check and contract review. The project has already passed our legal, financial and investment check. Before you commit, we go through the contract with you: payment schedule, handover date, delay penalties and finish level.

  4. Remote purchase and registration. We support you with documents, negotiation and the remote transaction, through to registration of your ownership at the National Agency of Public Registry (NAPR). You can sign through a representative with a notarized power of attorney, and download your registry extract online.[1][2]

  5. Renovation and furnishing. Many investors buy in black frame or white frame condition. For owners who cannot be in Georgia, we coordinate the finishing and furnishing to achieve better quality, a controlled cost, faster completion and an apartment that is ready to rent.

  6. Rental management. We manage client apartments for rental income.

Planning residency? Tell us on the first call. Since 1 March 2026, a foreign owner of non-agricultural property with a market value above $150,000, set by a certified valuer, can apply for a one-year, renewable residence permit. The permit is not automatic, and the purchase price does not count: the certified valuation does.[4][5]

Buying from abroad: what you can check yourself

Trust should not rest on our word alone. These are checks you can make yourself, and we encourage every client to make them.

  • See the registry yourself. A Public Registry (NAPR) extract shows the registered owner and any mortgage or seizure. NAPR issues it online for GEL 13.[1]

  • Sign from abroad, correctly. A power of attorney must be notarized. If you sign it abroad, it needs an apostille or legalization and a Georgian translation notarized in Georgia. You can also sign it at a Georgian consulate.[2][3][6]

  • Read the contract before anyone signs. Ask for a bilingual contract. The NAPR official who certifies signatures does not check the contract itself, so have it reviewed independently.[2]

  • Pay only to the account named in the contract, by bank transfer. Never into a personal account or through an intermediary.

Developers we work with

We work directly with selected Georgian developers. That gives our clients access to primary-market projects, private launches and up-to-date availability.

  • Ambassadori ·
  • HOLM Developments ·
  • Petra Group ·
  • ELT Group ·
  • One Development ·
  • Artex Development ·
  • Olive House

We also offer selected secondary-market (resale) properties. Working with a developer is never a blanket approval: each project goes through the 3-step check on its own.
