01 Can foreigners legally buy property in Georgia?
Yes. Foreign investors can legally buy apartments and most types of real estate in Georgia, especially residential and commercial properties. This makes Georgia one of the most accessible real estate markets for international buyers.

02 Is it safe to buy from Georgian developers?
Buying from a developer can be safe when the developer is properly studied and verified. The real risk is not Georgia itself, but choosing the wrong developer, the wrong project, or signing without proper assessment.

This is why SPG applies three professional assessments before working with any Georgian developer:

Legal Assessment – checking ownership, permits, registration, contract structure, and legal risks.
Financial Assessment – studying the developer’s stability, delivery ability, project progress, and financial reliability.

03 Which is better for investment: Tbilisi or Batumi?
There is no single answer for every investor. Tbilisi and Batumi both offer strong opportunities, but they serve different investment goals.

Tbilisi is usually preferred for long-term rental demand, business activity, students, families, and stable occupancy. Batumi is more attractive for tourism, sea-view apartments, hotel-style projects, and seasonal rental income.

04 What ROI can I realistically expect from Georgian real estate?

A fully renovated apartment is easier and faster to rent, but it may come at a higher price. A black frame or white frame apartment can sometimes offer better value, but it requires the right renovation team, proper supervision, and cost control.
